Ortigas Center: Next BPO key site

THE exponential expansion of the Business Process Outsourcing industry across business districts in Metro Manilaover the past few years have resulted in an unprecedented lowest vacancy record for office spaces and availability continues to remain tight.

Leading Business Districts (Makati and Fort Bonifacio) currently both have very little inventories of available office spaces that could cater to the increasing demand for space by old and newcomer offshoring and outsourcing operators.

In the past several years, BPO firms have been setting up new locations in Metro Manila but only on a small scale and limited basis. The current demand for office space requires more than what is currently available in terms of space, efficiency and other requisites for BPO, operations.

According to Phillip Anonuevo, Jones Lang LaSalle (JLL) associate director, the interest from BPOs in two new office buildings in OrtigasCenter runs high as it would be made available in the first half of 2014.

“Ortigas Center Central Business District (CBD) continues to be a highly conducive location to call centers and other firms in the offshoring and outsourcing arena.” Anonuevo said

“We’ve realized that the district remains very attractive to BPOs. After all, it is strategically and centrally located in Metro Manila and offers easy access to residents of San Juan, Quezon City, Pasig, Cainta and Marikina as well as Taguig, Pateros and Paranaque. Given the tight competition for talent in the industry, BPOs prioritize location as it heavily influences the employment choices of BPO agents.”

Anonuevo explains that the early BPO buildings were built in the Makati and Ortigas CBDs, which have been the traditional financial districts of the country. He notes that in terms of number of BPO seats, the OrtigasCenter CBD has 30,000 seats.

“There could have been a lot more BPO offices in OrtigasCenter CBD, except that supply has been erratic in recent years,” he said.

JLL identified Cyberscape Alpha, a 40,000 square meter BPO office building located along Garnet and Sapphire Roads, a short walk from the Robinson’s Galleria Complex. The developer, Robinsons Land Corporation, is also constructing Cyberscape Beta, another BPO office building scheduled to open in the first quarter of 2014. These Robinsons Land projects together offer a gross floor area of 80,000 sqm.

“There is no no new supply that is forthcoming in OrtigasCenter and these two latest (BPO) office developments are likely to be taken up quickly, JLL said in a statement.
